Keep reading for an industry secret One overlooked benefit of having agent representation is the relationships agents have with others in the industry. Whether it's an offer that comes in from an agent who is known for getting deals done or a lender being used who has the reputation of being easy to get ahold of, relationships with others in the industry can impact your transaction most positively! THE HIGHEST OFFER *DOESN’T ALWAYS* WIN

1. Do you even HAVE to sell your home before you buy? A lot of sellers are surprised to learn they don't have to sell before they buy their next home. This can take a lot of stress off your plate because you don't have to worry about decluttering and organizing and staging. Sure, there's fresh paint and clean floors to worry about, but this can feel much more manageable for some. Also, don't forget that when you pay your monthly mortgage payment, you pay for the month you were there (not for the month ahead). Because of this, you actually skip a payment! Let's say you close on your new house in May. Your next payment won't be due until June! 2. Does selling your home have to be so complicated? This is a tough question and ultimately only one you can answer. *Technically* you could throw a sign in your yard and list your home "as is" and call it a day. BUT you are likely selling yourself and your home short when you do this. When you take the time and invest a little money into preparing your home for the market, you are more likely to net more money in the sale of your home. Pro Tip: Don't start "preparing" your home for market without first talking to your agent! I don't want you wasting your time or money on something that isn't necessary or that won't yield you higher profits in the end! 3. How would you rather spend your time: scrolling listings online or setting up your new house and making it feel like HOME? Your time is precious and how you spend it matters. Sure, the "dreaming" phase of selling and buying a new home is usually a part of the process, but it doesn't have to last forever. There’s nothing better than the feeling of clean sheets. I think we ALL agree! My favorite thing to do is take a long, hot shower and climb into my bed with sheets straight from the dryer - best night's sleep ever! We wash our sheets a lot. But what about the rest of our linens? The guest room bedding, and the blankets stuffed away in our storage ottomans and linen closets. Time to wash them all! A new year is here and it will be so nice to have blankets, towels, and sheets fresh from the laundry! Here’s a bonus tip for making them smell and feel their freshest – replace dryer sheets with dryer balls and add a few drops of your favorite essential oils before throwing them in the dryer. My favorite combo is 3 drops of Lavender and 2 drops of Eucalyptus. Your linens will smell like they came straight from the spa! PRO TIP: If you’re thinking of selling &amp; need new linens, opt for white! Supply and demand are telling us that it’s a seller's market. This means that when you find that "perfect for you" house, it might also be “perfect" for 3 or more other buyers. This leads me to the next thing to keep in mind:Be prepared to move quickly!I hate to go all Beyonce on you, but “if you liked it then you should’ve put an offer on it?” As cheesy as that is, it rings true right now!As your agent, I will break down market stats for you like “average days on the market” so that you can see how quickly things are moving and we can plan accordingly. When a house you like hits the MLS that checks the boxes on your wish list, you’ll want to make arrangements to tour it as soon as possible and then make a decision on whether or not you want to move forward ASAP. I'll be in contact with the listing agent during this time to see if they have any other offers and what's important to the seller at that time.You might think, "Well I don't want to be rushed!" But when I take my clients through each step of the way and explain things to them, by the time we're ready to write an offer, they're not feeling "rushed." They're feeling confident! If you fall in love with a home, you want to be clear on how much above the offer price you can comfortably and financially go so that you don’t end up over your head.The question I always recommend buyers ask themselves is: “If I lost out on this house because my offer was X amount too low, how would I feel?"You need to determine X and then figure out what number you feel is too high as well. Today, I’m diving into an important topic that could make a big difference in the amount of
 money you net from your home sale.
 The market is hot. More buyers need houses than houses are for sale. That means your home
 is in demand and it’s not even listed yet! That sounds like great news for you and it is!
 As a result of this, I know potential sellers are thinking… "Hmm maybe we should just put a sign
 up in the front yard and see what happens?"
 The truth is, the worst thing you can do as a seller in a hot market is to do it alone. So before
 you head to the local hardware store for that "For Sale By Owner" sign, keep reading.
 I know you're doing the math and figuring out how much selling your home on your own could
 potentially save you. But I wanted to shed some light on a few important things to consider
 before you decide to go that route.
 If you're looking to the internet to determine what price to list your home at, you could be losing
 a significant amount of money. Online home values aren't always entirely accurate which means
 basing your list price on what the internet is saying could result in you leaving money on the
 table.
 Contracts and Negotiations can feel like a foreign language if you're not a real estate
 professional. Not understanding how to navigate these or have someone work in your best
 interest could result in sticky situations and money lost.
 Demand - when you're in a hot market, one of the greatest benefits to the seller is that they're
 typically in the driver's seat. When there are more buyers than listings for sale, your house can
 spark a bidding war when it hits the market. However, without an agent helping you prep your
 home for the market, price it strategically, market it with modern methods, and really get it out
 there, you're missing out on that demand. You might have a buyer or two but that isn't going to
 drive the price up like it would if you had someone working for you.
 The best advice I can give to someone thinking about selling is this - Before you make the
 decision to do it alone, do some research and find an agent who has good reviews, comes
 highly recommended, and who you can learn something about before reaching out. What does
 their experience look like? What are their clients saying? Then schedule a consultation with
 them to see how they can help you net the most money possible from your home sale.
 Successful home selling is rooted in doing your research and making smart decisions that are
 going to position you in the best place possible when your house hits the market!

Home Buyer Boot Camp!
Things are getting exciting! You’re officially pre-approved and it’s time to start house hunting!
But first, we have to set up your custom home search.
When we meet for our buyer consultation we’ll talk about all the fun stuff like the features you’d
love to have in your house, your ideal location, and your “must haves!" We’ll also talk about deal
breakers, prioritize what is most important to you in a new home, and narrow down your
house-hunting criteria.
The next step involves me setting up a custom search based on that criteria so that anytime a
new listing hits the market, you’ll receive an email with a link to all of the photos and details.
When I set up the custom search I use the filters to make sure we’re getting listings that include
your “must haves” and filtering out any of your deal breakers when possible.
For example, if your deal breaker is a 1-car garage, I’ll set the filter to eliminate any listings with
1-car garages so that you don’t have to be side-tracked by a gorgeous farmhouse kitchen only
to realize with disappointment that it has a 1-car garage. The custom home search helps keep
you on track to finding the right house instead of feeling overwhelmed.

Wanna know the biggest lesson I learned from selling homes in 2023 ⬇️ People move despite what headlines say&nbsp; I’ve seen it all. “Interest rates soar.” “Home prices reach unprecedented heights.” And while there is some truth found in each article, most seem to be sensationalized. Because here is the thing… Priorities change. Some people are ready to trade fast-paced city life for slow living and neighbors you recognize in the grocery store. Life circumstances change. Babies are born, and kids grow up and leave the nest. People bury their loved ones or walk away from a marriage in need of a fresh start. They trade their big homes for homes with less maintenance so they have the time to do what they want to do. The media has a laser focus on how the economy is affecting real estate and little to no regard for how life circumstances and personal priorities impact the market. But no matter what they say, stats never tell the whole story. And the stories worth telling are straight from the mouths of people navigating their lives. Every showing is a little different. Some are planned days in advance and we make a whole
morning of it. While others happen out of nowhere when the right house finally pops up on the
market.
Showings are so much more than walking through pretty houses. It's my job to look at the big
picture, make sure my clients understand the pros and cons of each home, and point my clients
back to what's most important to them so they make decisions confidently.
The Buyers LOVED this home today and we are in discussion about if it makes sense to move

We're about halfway through winter and our local bobcats have adapted to the cold and snowy season in remarkable ways! Did you know that during winter, bobcats tend to have smaller home ranges? It's all about conserving energy and focusing their efforts on finding food within a more confined area. Bobcats will often seek out sheltered spots such as rocky outcrops, dense vegetation, or hollow logs to serve as temporary dens during the winter months. These dens provide protection from the elements and may also serve as a safe place to give birth and raise young. However, despite the challenges of winter, bobcats remain territorial animals.
