Mind over Market

The market seems to be shifting every 5 minutes, it's no wonder the thought of buying a home can feel paralyzing. I spend my time showing up in this space and educating potential and future home buyers on these topics for this exact reason. I want to keep you AHEAD of the curve. I want to be your virtual resource for all things real estate and Colorado life. I want you to have the smoothest home-buying experience possible– not one that’s full of ups and downs. But the only way that will work is if you take a few steps back and PREPARE! To kick this off, I will be spilling all my tips for mentally preparing for house hunting in a competitive market over the next few days!

STEP 1: Get yourself a buyer’s agent (the first step in mentally preparing for house hunting in a competitive market)!

  1. Hiring a buyer’s agent is so important. You wouldn't run to the opposing team's coach to ask for advice on how to beat their team, would you? You want a home coach (aka agent) working on YOUR behalf.

  2. Having a professional represent you during your home purchase is CRITICAL (especially in a crazy market).

  3. A buyer’s agent will not only find and show you homes that meet your criteria, they will also educate you on the market you’re buying in, let you know what to expect, the prices homes are selling for...all the things.

  4. When you do find the house you want to write an offer on, they will also negotiate on your behalf and make sure you have all of your ducks in a row!

  5. Think of your Real Estate Agent like your house-hunting instruction manual. Instead of having to Google your way into oblivion throughout the entire process, you will know exactly what to expect every step of the way.

STEP 2: Submit a pre-approval with your offer

I share my list of lender recommendations with my clients so that you can have your official pre-approval letter ready to go before you even start house hunting. Fact– a seller in this market will not even consider your offer if you don’t have a pre-approval letter submitted with it so be prepared and cross this off your list first. You, as the buyer, also need to know how high you can comfortably go (broken down into a monthly payment and taking taxes into consideration). If you want to be taken seriously, you have to be able to show that you’re qualified to buy the house. PLUS, this is HUGE for your own peace of mind because you'll know what to expect for a monthly payment before you even submit your offer!

STEP 3: Be prepared to compete with other offers

In most price ranges, there are currently more buyers looking for homes than there are homes for sale. Supply and demand are telling us that it’s a seller's market. This means that when you find that "perfect for you" house, it might also be “perfect" for 3 or more other buyers. This leads me to the next thing to keep in mind:

Be prepared to move quickly!

I hate to go all Beyonce on you, but “if you liked it then you should’ve put an offer on it?” As cheesy as that is, it rings true right now!

As your agent, I will break down market stats for you like “average days on the market” so that you can see how quickly things are moving and we can plan accordingly. When a house you like hits the MLS that checks the boxes on your wish list, you’ll want to make arrangements to tour it as soon as possible and then make a decision on whether or not you want to move forward ASAP. I'll be in contact with the listing agent during this time to see if they have any other offers and what's important to the seller at that time.

You might think, "Well I don't want to be rushed!" But when I take my clients through each step of the way and explain things to them, by the time we're ready to write an offer, they're not feeling "rushed." They're feeling confident! Trust the process!

STEP 4 (and final step to mentally preparing for house hunting in a competitive market):

Be prepared to offer more than the list price.

By now you’ve likely heard that homes are selling for more than their list price. This is not true for all homes and all price ranges, so ask your agent what's happening in your market. In our mountain markets, there is a good chance you will have the upper hand as a Buyer.

This is why having that pre-approval and understanding of your budget is so crucial to starting the house-hunting process. If you fall in love with a home, you want to be clear on how much above the offer price you can comfortably and financially go so that you don’t end up over your head.

The question I always recommend buyers ask themselves is: “If I lost out on this house because my offer was X amount too low, how would I feel?"

You need to determine X and then figure out what number you feel is too high as well. That will help you make informed decisions vs emotional ones and prevent any buyer’s remorse down the road!
