<h2>This mindset shift literally changed my client's life...</h2><p>​I asked my client this question 3 months ago and now she’s hosting Galentine’s Day brunch in her new home with all her best friends.&nbsp;<br><br>We were sitting across from each other at Java Moose, and I asked her, "What’s the interest rate on your car?"<br><br>Confused, she said she wasn't sure...and she had no idea why I'd asked such an out-of-the-blue question.<br><br>So I explained...When she bought her car, she wasn't worried about the interest rate, she was worried about her monthly payment. She had to stay within her budget because she had to be able to afford to pay for her car each month.<br><br>And it got me thinking about real estate. That's *exactly* how I want you to think about selling your current house and buying a new one. Think less about the rates and more about what you can afford.<br><br>Moral of the story: If you can afford a new home and are happy with the equity you have in your current home, then list your home and move.<br><br>If not, that's ok! Keep trying to put a little money away each month and wait until your next home is more affordable. So You Wanna Move, but You're Not Ready!

<p><strong>But what if it's not?<br></strong><br>It's one of the most overused phrases on Selling Sunset and House Hunters. "I'm looking for my dream home."<br><br>But dreams change. Life happens and needs do shift. And sometimes, we just can't afford our "dream home." So, then what?<br><br>We put so much pressure on ourselves to find our dream home that we forget to look for the "right for me now" home.<br></p><p><br></p><p><strong>So what could that look like?</strong><br><br>It could mean buying down instead of buying up. For example, buy a 2-unit rental home instead of a single-family home, live on one side, and rent out the other.<br><br>Or simply buy a smaller home. It may *feel* like you're buying "less house," but sometimes living in a home that requires less maintenance is a gift. You'll have less square footage to clean, less to maintain, and hey, maybe you could *actually* afford the neighborhood you've always dreamed of (even if your new home is smaller than your current home!).<br><br>Another option that I've talked to a lot of clients about lately is keeping their current mortgage (if they're locked in at a low rate!) and save up to purchase a new primary home!  Your home with the lower rate could become a rental property and could even help offset the costs of your new mortgage!<br><br>Bottom line: Sometimes we need to turn off the TV (sorry, Million Dollar Listing!) and get creative with our options. <p>There’s nothing better than the feeling of clean sheets. I think we ALL agree! My favorite thing to<br>do is take a long, hot shower and climb into my bed with sheets straight from the dryer - best<br>night's sleep ever!</p><p><br>We wash our sheets a lot. You want a home coach (aka agent) working on YOUR behalf.</p></li><li><p>Having a professional represent you during your home purchase is CRITICAL (especially in a crazy market).</p></li><li><p>A buyer’s agent will not only find and show you homes that meet your criteria, they will also educate you on the market you’re buying in, let you know what to expect, the prices homes are selling for...all the things.</p></li><li><p>When you do find the house you want to write an offer on, they will also negotiate on your behalf and make sure you have all of your ducks in a row!</p></li><li><p>Think of your Real Estate Agent like your house-hunting instruction manual. Fact– a seller in this market will not even consider your offer if you don’t have a pre-approval letter submitted with it so be prepared and cross this off your list first. You, as the buyer, also need to know how high you can comfortably go (broken down into a monthly payment and taking taxes into consideration). If you want to be taken seriously, you have to be able to show that you’re qualified to buy the house. Supply and demand are telling us that it’s a seller's market. This means that when you find that "perfect for you" house, it might also be “perfect" for 3 or more other buyers. This leads me to the next thing to keep in mind:</p><p style="text-align: start">Be prepared to move quickly!</p><p style="text-align: start">I hate to go all Beyonce on you, but “if you liked it then you should’ve put an offer on it?” As cheesy as that is, it <em>rings</em> true right now!</p><p style="text-align: start">As your agent, I will break down market stats for you like “average days on the market” so that you can see how quickly things are moving and we can plan accordingly. When a house you like hits the MLS that checks the boxes on your wish list, you’ll want to make arrangements to tour it as soon as possible and then make a decision on whether or not you want to move forward ASAP. I'll be in contact with the listing agent during this time to see if they have any other offers and what's important to the seller at that time.</p><p style="text-align: start">You might think, "Well I don't want to be rushed!" But when I take my clients through each step of the way and explain things to them, by the time we're ready to write an offer, they're not feeling "rushed." They're feeling confident! This is not true for all homes and all price ranges, so ask your agent what's happening in your market. In our mountain markets, there is a good chance you will have the upper hand as a Buyer.</p><p style="text-align: start">This is why having that pre-approval and understanding of your budget is so crucial to starting the house-hunting process. If you fall in love with a home, you want to be clear on how much above the offer price you can comfortably and financially go so that you don’t end up over your head.</p><p style="text-align: start">The question I always recommend buyers ask themselves is: “If I lost out on this house because my offer was X amount too low, how would I feel?"</p><p style="text-align: start">You need to determine X and then figure out what number you feel is too high as well. <br>them to see how they can help you net the most money possible from your home sale.

 buyers. A clutter-free space appears larger, and cleaner and allows buyers to envision
 themselves living there. It also creates a more neutral canvas, enabling buyers to focus on the
 property's features rather than being distracted by personal belongings. This can lead to quicker
 sales and potentially higher offers.
