<h2>This mindset shift literally changed my client's life...</h2>​I asked my client this question 3 months ago and now she’s hosting Galentine’s Day brunch in her new home with all her best friends.&nbsp; We were sitting across from each other at Java Moose, and I asked her, "What’s the interest rate on your car?" Confused, she said she wasn't sure...and she had no idea why I'd asked such an out-of-the-blue question. So I explained...When she bought her car, she wasn't worried about the interest rate, she was worried about her monthly payment. She had to stay within her budget because she had to be able to afford to pay for her car each month. And it got me thinking about real estate. That's *exactly* how I want you to think about selling your current house and buying a new one. Think less about the rates and more about what you can afford. Moral of the story: If you can afford a new home and are happy with the equity you have in your current home, then list your home and move. If not, that's ok! Keep trying to put a little money away each month and wait until your next home is more affordable. So You Wanna Move, but You're Not Ready!

But what if it's not? It's one of the most overused phrases on Selling Sunset and House Hunters. "I'm looking for my dream home." But dreams change. Life happens and needs do shift. And sometimes, we just can't afford our "dream home." So, then what? We put so much pressure on ourselves to find our dream home that we forget to look for the "right for me now" home. So what could that look like? It could mean buying down instead of buying up. For example, buy a 2-unit rental home instead of a single-family home, live on one side, and rent out the other. Or simply buy a smaller home. It may *feel* like you're buying "less house," but sometimes living in a home that requires less maintenance is a gift. You'll have less square footage to clean, less to maintain, and hey, maybe you could *actually* afford the neighborhood you've always dreamed of (even if your new home is smaller than your current home!). Another option that I've talked to a lot of clients about lately is keeping their current mortgage (if they're locked in at a low rate!) and save up to purchase a new primary home! Your home with the lower rate could become a rental property and could even help offset the costs of your new mortgage! Bottom line: Sometimes we need to turn off the TV (sorry, Million Dollar Listing!) and get creative with our options. When you think more about a "right-for-me-now" home and less about a "dream home," you have so much more buying power and freedom to live the life you've been wanting! THE HIGHEST OFFER *DOESN’T ALWAYS* WIN

1. Do you even HAVE to sell your home before you buy? A lot of sellers are surprised to learn they don't have to sell before they buy their next home. This can take a lot of stress off your plate because you don't have to worry about decluttering and organizing and staging. Sure, there's fresh paint and clean floors to worry about, but this can feel much more manageable for some. Also, don't forget that when you pay your monthly mortgage payment, you pay for the month you were there (not for the month ahead). Because of this, you actually skip a payment! Let's say you close on your new house in May. Your next payment won't be due until June! 2. Does selling your home have to be so complicated? This is a tough question and ultimately only one you can answer. *Technically* you could throw a sign in your yard and list your home "as is" and call it a day. BUT you are likely selling yourself and your home short when you do this. When you take the time and invest a little money into preparing your home for the market, you are more likely to net more money in the sale of your home. Pro Tip: Don't start "preparing" your home for market without first talking to your agent! I don't want you wasting your time or money on something that isn't necessary or that won't yield you higher profits in the end! 3. How would you rather spend your time: scrolling listings online or setting up your new house and making it feel like HOME? Your time is precious and how you spend it matters. Sure, the "dreaming" phase of selling and buying a new home is usually a part of the process, but it doesn't have to last forever. There’s nothing better than the feeling of clean sheets. I think we ALL agree! My favorite thing to do is take a long, hot shower and climb into my bed with sheets straight from the dryer - best night's sleep ever! We wash our sheets a lot. But what about the rest of our linens? The guest room bedding, and the blankets stuffed away in our storage ottomans and linen closets. Time to wash them all! A new year is here and it will be so nice to have blankets, towels, and sheets fresh from the laundry! Here’s a bonus tip for making them smell and feel their freshest – replace dryer sheets with dryer balls and add a few drops of your favorite essential oils before throwing them in the dryer. My favorite combo is 3 drops of Lavender and 2 drops of Eucalyptus. Your linens will smell like they came straight from the spa! PRO TIP: If you’re thinking of selling &amp; need new linens, opt for white! Taking the "yikes!" out of navigating the market with this post (you'll wanna save this!) But first, the caption...Buyers and sellers are much more educated with what's happening in the market. They are researching information online long before they ever reach out to an agent. (This is why I take the time to share so much on here with you, because I want to make sure you're getting accurate info!!) With all the information out there, it can be easy to find yourself feeling analysis paralysis. In other words, you have SO MUCH INFO that you're just paralyzed and not sure what to do next. So consider this post the skinny. Supply and demand are telling us that it’s a seller's market. This means that when you find that "perfect for you" house, it might also be “perfect" for 3 or more other buyers. This leads me to the next thing to keep in mind:Be prepared to move quickly!I hate to go all Beyonce on you, but “if you liked it then you should’ve put an offer on it?” As cheesy as that is, it rings true right now!As your agent, I will break down market stats for you like “average days on the market” so that you can see how quickly things are moving and we can plan accordingly. When a house you like hits the MLS that checks the boxes on your wish list, you’ll want to make arrangements to tour it as soon as possible and then make a decision on whether or not you want to move forward ASAP. I'll be in contact with the listing agent during this time to see if they have any other offers and what's important to the seller at that time.You might think, "Well I don't want to be rushed!" But when I take my clients through each step of the way and explain things to them, by the time we're ready to write an offer, they're not feeling "rushed." They're feeling confident! If you fall in love with a home, you want to be clear on how much above the offer price you can comfortably and financially go so that you don’t end up over your head.The question I always recommend buyers ask themselves is: “If I lost out on this house because my offer was X amount too low, how would I feel?"You need to determine X and then figure out what number you feel is too high as well. Today, I’m diving into an important topic that could make a big difference in the amount of
 money you net from your home sale.
 The market is hot. More buyers need houses than houses are for sale. That means your home
 is in demand and it’s not even listed yet! That sounds like great news for you and it is!
 As a result of this, I know potential sellers are thinking… "Hmm maybe we should just put a sign
 up in the front yard and see what happens?"
 The truth is, the worst thing you can do as a seller in a hot market is to do it alone. So before
 you head to the local hardware store for that "For Sale By Owner" sign, keep reading.
 I know you're doing the math and figuring out how much selling your home on your own could
 potentially save you. But I wanted to shed some light on a few important things to consider
 before you decide to go that route.
 If you're looking to the internet to determine what price to list your home at, you could be losing
 a significant amount of money. Online home values aren't always entirely accurate which means
 basing your list price on what the internet is saying could result in you leaving money on the
 table.
 Contracts and Negotiations can feel like a foreign language if you're not a real estate
 professional. Not understanding how to navigate these or have someone work in your best
 interest could result in sticky situations and money lost.
 Demand - when you're in a hot market, one of the greatest benefits to the seller is that they're
 typically in the driver's seat. When there are more buyers than listings for sale, your house can
 spark a bidding war when it hits the market. However, without an agent helping you prep your
 home for the market, price it strategically, market it with modern methods, and really get it out
 there, you're missing out on that demand. You might have a buyer or two but that isn't going to
 drive the price up like it would if you had someone working for you.
 The best advice I can give to someone thinking about selling is this - Before you make the
 decision to do it alone, do some research and find an agent who has good reviews, comes
 highly recommended, and who you can learn something about before reaching out. What does
 their experience look like? What are their clients saying? Then schedule a consultation with
 them to see how they can help you net the most money possible from your home sale.
